When my mom passed away, i needed to decide what to do with all of her properties...

selling Inherited Property

You’ve been made the executor of your relative’s will…NOW WHAT?! There is first the emotional side and that in itself is a lot. Now there is business to be handled and other family members to consider (unless you are the only child or only living relative). Watch the video below for some How To’s on Selling an Inherited Property. Then read on for my opinions on how to choose which route to take.

We will use a scenario that takes CHOOSING whether or not to sell a deceased person’s property out of the equation. The property has been left to you and the will says all real property will be sold and the proceeds shared among relative X, Y and Z.

when The House is
full of stuff

You first must decide how much you want to do yourself. If you are leaning toward getting help, call or email me and I can give you an idea of what you are looking at price-wise and time-wise. If you are hoping for a quick turn around, contact me and we can get the ball rolling in the right direction from the start.

My most recent client inherited 3 properties:

  1. 5.77 acres in a remote suburb or Fort Worth, Tx. The home is around 2500 square feet built in 1983 with a 2000 sf barn, 2 dilapidated single wide mobile homes, 3 broken down vehicles, an RV, a trailer full of who knows what and a pool that is more a detriment than an asset
  2. a 609 square foot home on a nice sized lot in the White Settlement area of Fort Worth built in 1948. This home is in terrible disrepair and full of stuff.
  3. a 1200 square foot home near Lake Worth in Fort Worth, Texas that was built in 1983. This home is in a good neighborhood but needs lots and lots of work due to deferred maintenance and unfinished DIY projects.

how much do you want to handle?

Property #1 is a great example of where we often have to start: unoccupied BUT CHOCK FULL of stuff-start there! It is packed with everything from family albums to bolts of fabric to furniture and all the way down to refrigerators and pantries full of food.

Let the family come and take what they would like to keep and give them a deadline. For example: the junk haulers are coming November 1st so your things need to be gone by October 30th. Anything left behind may be hauled away.

Next, decide what left behind needs to be donated, sold or trashed. If you don’t want to decide those things and anything left behind is not of your concern, my crew can do all of that for you. Is it possibly time for an Estate Sale? Garage Sale? or is it time for https://texasjunkbros.com/

My crew finds it extremely important to reuse, renew, recycle where possible so our first trip from the subject property once the owner has left it to us, is to the animal shelters (to donate blankets, towels, etc) then it is to local Goodwill, Salvation Army and other donation centers. Some counties have Habitat for Humanity and they will pick up things used to build homes and even some furniture.  After that, we will typically sell or give away items left behind on Facebook Marketplace.
