WORK WITH ME

For Buyers

Let's Get Moving...

expertise for buyers

I have been a buyer representative since 2005
and consider myself an expert in the field.

What about you? Where do you see your future self?  Where will you walk your dog? Is it important to keep your car in the garage? How about your view? What do you picture? Follow me as we establish 1)what you can afford; 2)where you want to live; 3)how to make a solid offer; 4)how to get to this chapter in your life without lots of stress.

Here’s what they had to say…

“There were things Kerri just seemed to know. She listened to my wants and needs but also was very intuitive as if she’d known me for years.”

– Cody Prescher (buyer)

how it works...

THE BUYING PROCESS

01
fiqure out your must have's

When buying, start with a list of your non-negotiables. This is typically number of beds and baths, number of levels, square footage, yard size and location.

02
if you're getting a loan

Compare lenders and their fees. Once you have chosen who will do your home loan, get a pre-qualification letter.

03
make an offer

We always hope this is a 'one and done' process but sometimes there is competition for a home. We do our best to make a solid offer that will land you a great home, but sometimes we don't always get it.

04
complete your due diligence

Order your general inspection and if there is anything of concern, you may want to order more specific inspections. Once all of that is done, decide what you'd like the seller to repair or replace, if anything and request it.

05
organize the move

Research moving companies and get it scheduled. Next, get your utilities and internet set up.

06
closing day

Closing Day is fun and can be stressful. Plan ahead by having all of your ducks in a row a week ahead of time. Your lender, if using one, should have everything to the title company. Don't forget your ID and try to relax. A footnote here: signing remotely has become a common way to close. Just make sure title has your information and you have a way to pick up the keys to your new pad!

Got Questions?

About Buying Real Estate in Texas?

It can. Does it happen often? Almost never is the answer to that. In relatively recent times in real estate there have been two times (once in my lifetime and once in my grandparent’s lifetime) where real estate has depreciated: the Great Depression and the boom and bust of the early 2000’s.

I will answer this like I answer lots of real estate questions: if you love it, it is as good a value; if it is worth it to you, it’s worth it.  Now for the real estate dictionary answer to that: sometimes it’s better. For example in the Robson Ranch community where I live, older homes are often a far better value because the homesite value has already been absorbed, if you will. A home being built and has a lot premium of $200,000 because it is on a pond and is on the 7th teebox is going to increase the final cost of that home to $1 million, theoretically. When that home is getting resold anywhere from the day they closed to years later may only go for the value of the home, say $800,000.

There are 2 answers to this: when paying cash, closing costs are very low and include only a few items that will add up to about 1% of your purchase price + taxes, insurance and HOA. When financing a home, your closing costs go up to about 6% of the purchase price + taxes, insurance and HOA.

You bet! Lots of buyers are doing so with cash so paying your own taxes and insurance on your own time, is your choice. Often times people who take out a loan to buy a home escrow their taxes and insurance so they don’t have to think about it as much.

The short answer is about 30 days. Lenders can get it done quicker in a normal market if needed and it can take longer in a stressed market, i.e. a buyer’s market or a seller’s market. Your part needs to be done BEFORE you make any offers and if you are smart, will begin years before you even start home shopping (saving, planning, building good credit). Take note, you need a lender’s preapproval along with a written offer so be proactive and get that done after you have made a decision to buy—and if you need help or guidance with that, let me know.

When buying a home, it is up to you to find out if it is all you think it is…structurally and cosmetically. This usually includes an Option Period of  5-14 days to conduct any inspections you want. This typically means having an overall or general inspection along with more optional inspections like roof, foundation, HVAC, plumbing, electrical, etc.

Don't take my word for it...
